Leasing Specialist

Job Description

Under the supervision of the Community Director and Assistant Community Director, main responsibility is working with other staff members, especially those related to the rental and marketing of available apartments. Leasing Specialists will be trained and assigned other related duties including but not limited to:

Duties and Responsibilities

  • Maintain a professional appearance and attitude.
  • Develop and maintain good rapport with residents.
  • Rental of apartments and assist with off-site marketing.
  • Assist in collection of rents, deposits and application fees.
  • Assist in the processing of rental applications, verifying applications and notifying applicants of results.
  • Ability to explain all paperwork to new residents at move-in and renewing residents.
  • Assist with renewals.
  • Maintain DataTrakR information.
  • Assist in maintaining up-to-date and accurate reports, journals and ledgers.
  • Prepare and maintain resident files and general office files.
  • Maintain courteous communications with residents, applicants, future residents and business leaders in our community.
  • Assist in daily inspection and upkeep of models and overall property appearance.
  • Assist in initiating service requests and follow-through for completion.
  • Be knowledgeable of and able to assist in scheduling preparation of vacant apartments for occupancy.
  • Be knowledgeable of and exercise Fair Housing procedures.
  • Perform other duties as may be assigned by management.
  • May be required to work at other McDougal Properties.

Requirements

  • Ability to read and write English.
  • Ability to use independent judgment and make appropriate decisions.
  • Ability to project and act in a professional manner regardless of the situation.
  • Ability to converse in a professional manner with all residents as well as other individuals the job may require interfacing with as part of the job duties.
  • Ability to understand and operate office equipment including computer, copy machine, calculator, telephone, etc.
  • Ability to move about the apartment community to show rental property both upstairs and ground level.
  • Must have a valid driver license and proof of liability insurance.
  • Reliable transportation during working hours.

On-Site Maintenance Technician

Job Description

Under the direct supervision of the Community Director and the Supervisor of Maintenance Operations. Responsible for the maintenance and repair of apartment community, but not limited to:

Duties and Responsibilities

  • Knowledge of swimming pools.
  • Sheet rock repair.
  • Must be able to climb ladder and do repairs on two story buildings.
  • Knowledge of minor plumbing and electrical work.
  • Supply all tools necessary to do the job.
  • Troubleshooting of: water heaters, outlets, switches, light fixtures, dishwasher, stoves and ovens, etc.
  • Knowledge of sprinkler system.
  • Identify all utility meter cutoffs, apartment and fixture cutoffs, sewer clean-outs and prepare maps indicating the same.
  • Knowledge of painting and taking care of make-readies.
  • Must be able to lift heavy objects.
  • Must be willing to work as a team player.
  • Must be willing to do any other duties given by Community Director or Supervisor.
  • Must be willing to work long hours.
  • Must be willing to abide by all company policies and procedures.
  • Must be willing to be on call.
  • Must be willing to work on Saturday if asked.
  • Assist in training new employees.
  • Be responsible for inventory control and utilization of maintenance materials.
  • Maintain a courteous and professional attitude in communications with residents, applicants and representatives of other companies.
  • Maintain a clean and neat appearance at all times

Requirements

Rehab Technician

Job Description

Under the direct supervision of Supervisor of Maintenance Operations and the Assistant of Maintenance Operations. Responsible for the make-readies of apartments, but not limited to:

Duties and Responsibilities

  • Knowledge of:
  • Painting
  • Sheet Rock Repair
  • Light Plumbing
  • Light Electrical
  • General Trim Out and Repair
  • Personal hand tools - (hammer, screwdrivers, pliers, etc.).
  • Willing to work on Saturday if asked.
  • Must have the ability to lift heavy objects.
  • Must be willing to be on call.
  • Assist in training new employees.
  • Be responsible for inventory control and utilization of maintenance materials.
  • Must be willing to do any other duties given by Manager or Supervisor.
  • Must be willing to work as a team.

Superintendent

Job Description

McDougal Construction is seeking an experienced Superintendent to manage large Multi-Family Apartment construction projects.

 

Duties and Responsibilities

  • Work closely with the Project Manager, Architects, Engineers, and Inspecting Entities.
  • Supervise all Subcontractors, Vendors, and all other peripheral entireties required for full completion of each project.

  • Maintain contact with clients and contractors.

  • Maintain budgetary dollar costing and resource allocation to ensure project/program is completed on time within budget and meets specifications.

Requirements

  • BS in Civil Engineering, Construction Management or Equivalent Discipline.

  • 5 or more years experience within the field of Multi-family (Apartments).

  • Ability to work with a wide range of clients, subcontractors and employees.

  • Strong customer service skills.

  • Strong written, verbal, and organizational skills.

  • Computer proficiency with Windows XP, Timberline, Project 2003, Primevera Project Planner and Sure-Track.
