On-Site Maintenance Technician - Open Position

Job Description

Under the direct supervision of the Community Director and the Supervisor of Maintenance Operations. Responsible for the maintenance and repair of apartment community, but not limited to:

Duties and Responsibilities

  • Knowledge of swimming pools.
  • Sheet rock repair.
  • Must be able to climb ladder and do repairs on two story buildings.
  • Knowledge of minor plumbing and electrical work.
  • Supply all tools necessary to do the job.
  • Troubleshooting of: water heaters, outlets, switches, light fixtures, dishwasher, stoves and ovens, etc.
  • Knowledge of sprinkler system.
  • Identify all utility meter cutoffs, apartment and fixture cutoffs, sewer clean-outs and prepare maps indicating the same.
  • Knowledge of painting and taking care of make-readies.
  • Must be able to lift heavy objects.
  • Must be willing to work as a team player.
  • Must be willing to do any other duties given by Community Director or Supervisor.
  • Must be willing to work long hours.
  • Must be willing to abide by all company policies and procedures.
  • Must be willing to be on call.
  • Must be willing to work on Saturday if asked.
  • Assist in training new employees.
  • Be responsible for inventory control and utilization of maintenance materials.
  • Maintain a courteous and professional attitude in communications with residents, applicants and representatives of other companies.
  • Maintain a clean and neat appearance at all times

Requirements

Liability insurance on personal vehicle, reliable transportation, valid Texas drivers license.

Helpful but not Required

Extensive knowledge of plumbing, extensive knowledge of electrical, knowledge of HVAC, knowledge of how to solder copper.


Leasing Specialist - Open Position

Job Description

Under the supervision of the Community Director and Assistant Community Director, main responsibility is working with other staff members, especially those related to the rental and marketing of available apartments.  Leasing Specialists will be trained and assigned other related duties including but not limited to:

Duties and Responsibilities

Rental of apartments and assist with off-site marketing, assist in the process of rental applications, verifying applications, assist in the collection of rents, deposits and application fees, ability to explain all paperwork to new residents at move-in and renewal, assist with renewals, maintain traffic sheets, assist in maintaining up-to-date and accurate reports, journals and ledgers, prepare and maintain resident files and general office files, maintain courteous communications with residents, applicants and future residents, assist in daily inspection and upkeep of models and overall property appearance, assist in initiating work orders and follow-through for completion, be knowledgeable and exercise Fair Housing procedures.

 

Requirements

Maintain a professional appearance, team player, proficient computer skills, ability to read and write English, must be willing to work on Saturdays , ability to move about the apartment community to show rental property both upstairs and ground level, valid driver license, reliable transportation, liability insurance on personal vehicle.

 

 


Community Director - Immediate Opening

Job Description

McDougal Companies has an immediate opening for a Community Director. Looking for high energy customer service focused individual.  Must have 5 years experience in the apartment management industry and familiar with property management software programs.

Duties and Responsibilities

The Community Director is responsible for all operational phases of a property. Responsibilities include: directing, controlling and evaluating all on-site personnel, maintaining a stabilized fiscal operation, maintaining the physical property, establish daily schedules for personnel, train all staff members, maintain a good rapport with residents, prepare and process leases, approve applications according to qualifying criteria, assist in the collections of rent and delinquent accounts, bank deposits, purchase office supplies, supervise outside contractors on the property, supervise all move-ins, and move-outs, apartment inspections, ensure service requests are handled timely, carry out legal proceedings such as evictions, rotate on-call with Assistant Community Director, assist in the preparation of property budgets.

 

Requirements

Five years of management experience in the apartment industry, ability to use independent judgment, maintain a professional appearance, team player, proficient computer skills, ability to read and write English, ability to move about the apartment community to show rental property both upstairs and ground level, valid driver license, reliable transportation, liability insurance on personal vehicle.


Housekeeper

Job Description

Under the supervision of the Community Director, the Housekeeper is responsible for the overall appearance of the interior and exterior of the property.

Duties and Responsibilities

Clean offices, bathrooms, mail rooms, clubroom and laundry rooms daily, carry out trash, light sweeping of curbs and walks, assist with trash pick up, check pool furniture and clean daily, check and clean model or show unit daily, keep inventory of all cleaning supplies, water flowerbeds, responsible for cleaning vacant apartments – mop/wax tile floors, clean appliances, clean and polish windows, vacuum all carpets, clean light fixtures, cabinets and closets

Requirements

Ability to move about the apartment community both upstairs and ground level, valid driver license, reliable transportation , liability insurance on personal vehicle,  ability to read and write English, professional and courteous attitude, must be willing to work on Saturdays as needed.


Licensed HVAC Technican - Open Position

Job Description

Experience with troubleshooting residential and commercial HVAC units.

Duties and Responsibilities

Duties include: Residential and Commercial unit installation, daily service orders, and maintaining existing units. Plumbing experience preferred.

Requirements

HVAC Contractors license required. Valid driver license, good driving record and must be willing to be on call.
